February 2019 - Water Conservation
As stewards of the association's money, Braesael Management and the Board of Directors would like to share the following message to the community:
The recent water bills have been trending upward. The HOA budgets funds each year to cover these costs up to what is considered to be a reasonable and/or normal trending amount. If more funds are being used than the budget allows, those additional funds are then pulled from reserves. The reserves are like the association's saving account and are needed for things such as large, unplanned expenses and roof replacements, etc. All residents need to do their part to conserve water to help bring the cost back down to a more conservative amount. Please read over the following suggestions:
Find and fix any leaky faucets.
A faucet leaking 60 drops per minute will waste 192 gallons (726.8 liters) per month. That is equal to 2,304 gallons (8.7 m3) per year.
Install efficient faucets and/or faucet aerators.
The U.S. EPA WaterSense program labels efficient faucets and aerators that use a maximum of 1.5 gallons (5.7 liters) per minute.
Turn off the faucet.
When lathering hands, shaving, or brushing teeth.
If it takes a long time for the hot water to reach the shower, use it as an opportunity to collect water for other uses, such as watering houseplants.
Replace showerheads that have a flow rate greater than 2.5 gallons (9.5 liters) per minute (the current national energy policy act standard).
If the showerhead is not labeled, the flow rate can be checked by catching the water in a 1-gallon (3.8 liters) bucket. If it takes less than 24 seconds to fill up, the showerhead flow rate is more than 2.5 gallons (9.5 liters) per minute. The U.S. EPA WaterSense program labels efficient showerheads that use a maximum 2.0 gallons (7.6 liters) per minute.
Take shorter showers.
Reducing a 10-minute shower to 5 minutes will save 12.5 gallons (47.3 liters) of water if the showerhead has a flow rate of 2.5 gallons (9.5 liters) per minute (even more if the showerhead has a higher flow rate).
March 2020 - Braesael Management Information Relating to COVID-19
In an effort to maintain compliance with U.S. Governmental and CDC guidelines related to the COVID-19 virus, the Braesael Management physical office will close effective Friday, March 20, 2020 at 5 p.m until further notice, however normal operations will continue via remote locations of our employees.
Processes are in place to assure that our service to you will not be disrupted. Please understand that, while we continue to work, response times may be delayed over the next several weeks.
We encourage homeowners who visit our office for payment of HOA assessments to mail their payments to the designated PO Box for their community. Please take this time to consider the electronic options available to make your payment, such as e-check, credit card and recurring draft options. All of these are a more effective option and will expedite payment processing in the event the US Postal Service deliveries are delayed. We will add a drop box outside our office for anyone needing to drop off physical documents.
Please continue to utilize established email channels, contact telephone numbers, and mailing addresses when contacting your Associate and our office. Our customer service line, (704) 847-3507, will remain open and fully monitored during normal business hours, Monday - Thursday from 8:30 a.m to 5 p.m and Friday from 8:30 a.m. to 12:30 p.m. Our emergency line will also remain open and will be monitored by our management team.
