What’s the Difference?
All homeowners within the community automatically become members of the HOA when they purchase a property in the community. This membership is usually mandatory and comes with certain responsibilities and obligations, including paying regular dues or assessments to fund the HOA's operations and maintenance of common areas
The HOA BOARD (in Edgewater's case is controlled by the developer, True Homes, until building is completed) is responsible for governing the community, setting rules, and managing common areas and shared facilities. They review decisions that are in the best interest of the community. Any decision made is based on comments or concerns from the residents that they have gathered either from an online survey, or information given to the Advisory Committee or Braesael.
The ADVISORY COMMITTEE is a group of residents within the community who volunteer to provide advice and input to the Board based on residents’ opinions. They provide non-binding advice and support to the HOA board, often focusing on specific areas of interest or concern. They have no power on final decisions.
The HOA MANAGEMENT COMPANY (Braesael Management, Inc.) is hired by the HOA BOARD to handle the day-to-day operations and administration of the community, ensuring that the board's decisions are implemented effectively.
A SOCIAL COMMITTEE volunteer for the Edgewater Community play a pivotal role in enhancing the residents’ quality of life through various activities and events. Responsibilities may involve managing the monthly event calendar; recruiting event chairs; facilitating concerns, holiday celebrations, and movie nights; as well as securing food trucks. Additionally, they may be asked to collaborate with the management company to assist with items such as reviewing rental dates so they don't coincide with a planned community event or the monthly social calendar and newsletter. This volunteer plays a vital role in fostering a vibrant and inclusive community atmosphere within Edgewater.
It is essential for residents in a community to understand the roles and relationships among these entities to maintain a harmonious and well-managed living environment.
